Booking Terms

Prices include linen, towels, toiletries, basic household items, an initial supply of wood and kindling (more can be supplied at cost), Wifi (although the signal is variable). They do not include electricity which is charged based on metered usage.

A deposit of 20% is payable on booking with the balance due 6 weeks before arrival. We also request a fully refundable deposit against damages of £300 (main house) and £150 (Julian’s house). This is payable 6 weeks before arrival.

 

Cancellation Policy

  1. If you cancel your booking more than 6 weeks before arrival, and have paid the deposit of 20%, we will refund this deposit.

  2. If  you cancel your booking 6 weeks before arrival, you have paid the balance, and we are able to re-let the property for the period covering your booking, we will refund the amount received for the replacement booking. The deposit to cover damages will automatically be refunded.

  3. If you cancel your booking less than 6 weeks before arrival we regret we are unable to refund any payment apart from the deposit to cover damages. Should a booking be cancelled within the six week period, full payment has been received, and we are able to re-let the property via a late booking, then payment may be refunded minus the 20% deposit. Providing the original booked dates have been taken by another guest, that initial 20% deposit may be used to secure a booking for the property for an alternative date. However this deposit is non-returnable if this alternative booking is then subsequently cancelled at any time prior to the date of arrival.

We recommend that guests take out insurance to cover cancellation when a booking is made.

 

If we have to cancel your booking:

      1. We do not expect to have to make changes to your booking, however very occasionally problems happen and bookings have to be changed or cancelled. We will only change or cancel your booking if necessary to perform or complete essential remedial or refurbishment works or for other reasons unforeseen at the time you made your booking which are beyond our reasonable control.
      2. If we do need to change or cancel your booking, we will do our best to offer you a suitable alternative booking. If we are not able to offer you a suitable alternative, or if you do not accept the alternative we offer, we will refund you the total amount you have paid us for the booking.

FIRE PRECAUTIONS:

Caradoc has dual powered integrated smoke sensors, fire blankets and serviced extinguishers. Please locate all exits and the position of fire suppressing equipment. Wood burners are an obvious source of ignition and care must be taken to make sure the doors are shut and not left open on retiring to bed. The handles do get hot so please take care. 

WOOD BURNERS:

They work well and burn efficiently, if further wood is required this can be sourced from the management and has an additional fee. Kindling and fire lighters can be purchased from the local shop in delabole. Always exercise caution when using wood burners as the outside and handles become very hot.

FIRE DOORS:

Please prop the swing doors open as they may close behind you unexpectedly.

DOORS:

This is a windy location and doors and windows must be secured at all times to prevent damage. Literally batten down the hatches in the event of a storm and please remember the summer house.

SMOKING:

Not permitted in any building and butt ends are to be placed in the bin. Thank you.

SHOES/BOOTS/ WET DOGS

Not in the house please. Wet, sandy and muddy boots shoes and dogs can be left in the laundry room until dry. No shoes or boots or dogs upstairs and no dogs in the beds. thank you.

NO CATS:

We apologise but we can not take cats under any circumstances due to the owners severe allergy. 

BREAKAGES/DAMAGES:

Minor breakages will be replaced and larger breakages or damages will be deducted from your deposit. Please let us know as we like to replace everything in good time. 

CLEANING:

Please leave the house in good order. The cleaners will be working from 10.00am on change over day and have a timed schedule. Additional cleaning will be charged if requested or required.  

ELECTRICITY: 

Hot water is heated overnight on Economy 7. The booster switch is located in the airing cupboard outside of this and we would allow one hour. 

Each property has its own electricity metre and trip switch and are located by the cylinder. Metre readings will take place on arrival and departure and will be charged at the current suppliers rate. Everything is run on electricity.

ELECTRICAL STORMS:

In the event of a storm please disconnect all antennas from the wall.

WATER INFORMATION:

stopcocks are located beneath the sinks and in the hot water tank cupboard.

KITCHEN:

Please use boards for all chopping and food prep as the work tops are oak and will damage and preventable damages of this nature will be chargeable. 

The stainless steel sinks are a good surface for hot pans.

All cleaning materials are located under the kitchen sink.

Please ensure the pots are rinsed before placing in the dishwasher as blockages cause the rcd to trip.

RUBBISH AND RECYCLING:

Please place general rubbish in bags and to the wheelie bin located in the shed opposite, this must be done before collection at 8am tuesday.

Recycling of all products is available in the village of delabole at the layby by the park and post office. 

If any recycling is put out for general rubbish the refuge collectors will not take it away.

SEPTIC TANK:

The tank is sensitive and will only handle natural waste. Please do not flush anything down the toilet except the obvious.
